This department store-to-office condominium conversion
was initiated by the Kuhn Companies in response to the
growing demand for modern office condominium space in
downtown Orlando. Winner of Orlando’s prestigious
Golden Brick Award, this former department store building
— known as Cornerstone — was renovated to
include 94,800 sf of leased office condominiums. In addition,
23,900 sf of ground-floor space was renovated for retail
use.
According to the Downtown Orlando Partnership, originator
of the Golden Brick Awards, this recognition is given
to projects which affect the downtown development experience
and contribute significantly to its quality of life —
making it a more exciting, interesting and desirable place
to work, shop and live. Entries are judged by their contribution
to downtown, excellence in design and their economic development
contribution.
For our team, the project required close coordination
with the City of Orlando and the use of barricades to
funnel both foot and vehicular traffic safely around the
project vicinity. The BE&K Building Group fast-tracked
the project to allow the building to be fully leased and
meet all commitments.
Exterior demolition work included 114 masonry openings,
152 light-gauge stud openings, curtain wall openings and
removal and replacement of sidewalk pavers. Installation
included steel-framed balconies with concrete, structural
accent at the roof, as well as the facade bump-out and
new decorative railings. |
